Mark’s Burgers: A New Cathedral City Smashburger Spot with a Familiar Face
Many times I go into a place and already have an idea about the narrative before I start. That wasn’t the case with Mark’s Burgers in Cathedral City. I actually had movie plans at the adjacent Mary Pickford and just wanted to grab a quick bite to eat.
Meeting the Men Behind The Name

The story changed when I learned who Mark was — the former manager at Tony’s Burgers, also in Cathedral City, who had been my server many times over the years. Mark Santana managed Tony’s for ten years, going back to the day they opened. And now he’s running his own place with his son Marco in the Cathedral City plaza that houses Mary Pickford, City Hall, Luchador, and Trilussa. They opened at the end of 2025, making it one of the hot new restaurants in Cathedral City. I pass it frequently, the sign visible from Highway 111, but the only time I’d walked past before was on a day they happened to be closed (they’re open every day except Monday).
It’s a convenient stop — you can park at the movie theater and hop across the side street to get to Mark’s Burgers. The signage out front is polished and new, and it matches the vibe of the interior: clean, bright, and more thoughtfully put together than you expect from a small, family‑run smashburger shop. Inside, the blue seating and high tables give the room a modern, casual feel, while the foliage wall with its glowing “Mark’s Burgers” lettering adds a playful focal point that instantly tells you the Santanas care about presentation.
I arrived toward the end of the lunch shift and the room still had a busy vibe. Mark and Marco were both working with quick, efficient rhythm, and both were entirely engaging. Marco greeted me warmly, and Mark remembered me from Tony’s — at this point I hadn’t mentioned Palm Springs Bites; it was just pure hospitality and connection, the kind you always hope for (sometimes naively) in a family‑run business.
A Focused Smashburger Menu
The menu is focused and dialed in. Smashburgers are the centerpiece, with chicken sandwiches, hot dogs, tacos, and salads playing supporting roles. I have to admit I was heavily drawn toward the Mango Blaze — a beer‑battered fried chicken sandwich with coleslaw, pickles, onions, pepper jack, and a mango‑habanero spread — and also the Baja Fish Tacos and the El Chicali Dog. But it was my first visit, and for a burger spot there was only one place I was going to start.
There are just a few variations of the signature smashburgers, starting with a classic setup and then branching into the Chili Bang Bang and a couple of Mexican‑influenced specialties. The Ay Dios Mio comes with caramelized onions, jalapeños, pepper jack, and chipotle mayo. It was tempting, but the Juana Gallo dials things up a few more levels: fried serrano and habanero chilies, bacon, fried onions, habanero relish, chipotle mayo, and pepper jack. I was almost intimidated — but as is often the case, I had to go for the most interesting thing on the menu.

The Juana Gallo: Heat, Balance, and Technique
Marco warned that it packed quite a bit of heat. I was forewarned and I was sold. For a smashburger, it’s impressive in presentation. The patty is charred with a perfect crisp, and the abundance of ingredients plays well together. The combination of chilies and spicy sauces carries real heat — you feel it, and it had me working through my Diet Coke — but it balances nicely with the cushion of lettuce and tomato and the added depth from the crunchy fried onions and hearty bacon. The spiciness never overwhelms. The patty, the medley of toppings, and the freshness of the bun all work together in a way that feels intentional and well‑built. It’s easily in the conversation for the best burgers in Cathedral City.
The fries are great too — delivered in an overflowing basket and served as regular fries (as I ordered), truffle, parmesan, chili cheese, or asada fries. There’s also a Loaded Fries dish with house sauce, caramelized onions, chopped bacon, cheese, and smash patty.
Vegetarians have options as well: a Boca Burger with grilled pineapple, lettuce, tomato, and onions, and a Beyond Burger with coleslaw, tomato, mushrooms, grilled onions, and avocado. Comparisons to Tony’s are inevitable. The menu here is more streamlined and focused, and the obvious distinction is that Mark’s serves smash patties. That’s a detail I happen to enjoy because it allows you to pack a lot more goodness between the buns. And what they do, they do really well. The Juana Gallo is truly a unique creation, and it may well be one of my favorites around.

A Local Spot Worth Returning To
I’d glanced at the menu before visiting and wasn’t sure what to expect. What I found was an excellent burger, excellent fries, served in a busy, modern, clean diner — all with a personal touch of social engagement. This is a place locals will love and visitors will be equally welcomed. And with a movie theater right behind it, it’s sure to generate plenty of traffic.
But I won’t need a movie to come back to Mark’s Burgers. I pass this spot three or four times a week, and it stands on its own. I’ll certainly be back for the Juana Gallo burger — but before that, I’ll be back for the Mango Blaze Chicken Sandwich, the Fish Tacos, the El Chicali Dog, or the Asada Fries. And I’ll be back for the personal care and engagement from a father‑and‑son team that really care about what they’re doing.
